Bowling Alley -   THE ONLY RANCH IN TEXAS WITH A BOWLING ALLEY! An extremely unique and rare entertainment facility!     The construction of this building matches the rest of the improvements and consists of Texas Mix Rock with a metal roof and was built in 2006.  The bowling alley has custom textured  and painted walls, wooden floors, 14 to 20 foot ceilings with metal ceilings and beams.   It consists to two lanes with state of the art Qubica AMF computerized scoring equipment.   There is an adjoining game room and large work out facility.   There are also two large bedroom suites with bathrooms, a kitchenette, commercial ice machine, an art studio, a large office, men’s and women’s bathrooms by the bowling alley, utility/laundry room, and two huge storage closets.

WATER:  This gorgeous ranch has outstanding underground and surface water with one of the best aquifer’s in the state, the Hickory Aquifer, which has a depth of 4,000 feet.  There are ten  excellent producing water wells drilled on the ranch and most are run by electricity.   The depths of the wells range from 260 feet to 420 feet and are capable of producing water from 50 gpm up to over  250  plus gallons per minute.   (Deeper wells have been drilled in this aquifer and are capable of producing up to 1,000 gallons per minute for irrigation.)  There are 4 tanks or ponds ranging from 1 acre to 2.5 acres in size and most are supplemented with water wells. The  2.5 acre acre pond has  pier,  is  lined with a rock wall, and has a cozy small cabin overlooking the lake.    There are three creeks that run through the ranch.  The main creek is spring fed and is considered a year round flowing creek under normal rainfall conditions.   There are numerous water lines running water to several water troughs located around the ranch.   There are two working  windmills  that produce water and one  other windmill.

WILDLIFE:  There is a tremendous trophy whitetail deer herd on this 574 +/- acre ranch.  A year around protein feeding program for the past several years has produced bucks with massive trophy antlers.   Over the past few years there  have been some new deer released on the ranch   with South Texas genetics.   There are now multiple genetic strains that are producing several typical, non-typical and drop-tine whitetail bucks on the ranch that range from approximately 150 to 200 plus B&C.     There is also a tremendous  Axis herd with perhaps some of the finest genetics in Texas and there are  several world record class Axis bucks currently on this ranch.  There are also trophy Blackbuck Antelope and many flocks of turkey that inhabit the ranch.  There is also good dove hunting  and wild hog hunting is available outside the high fence in the 2 back corners of the ranch.  There are 10  very nice blinds  with  corn feeders.    The trophy Whitetail, Axis, and Blackbuck Antelope have been carefully managed for years.  Protein and mineral supplements are provided year round.   5 food plots provide additional grazing for the wildlife.    The ranch is surrounded by a very good high game fence that is mostly New Zealand Tightlock.
