DESCRIPTION:   There are two very nice creeks on this beautiful well cared for ranch. Beekman Creek is spring fed year round creek and flows through the property.  Portions have been dredged and dammed to form 3-lake areas excellent for fishing and swimming.    Two smaller spring-fed lakes have been formed down stream adding water supply and beauty to the park-like appearance of this area.   Red Bluff Creek is an established live stream bordering the ranch on the West boundary with the deeded property line extending to the center of the creek.  There are several deep pools in the limestone bed with fish and the property along Red Bluff Creek is ideal for picnics and camping.  Several small wet weather streams run in the valleys and many springs are scattered throughout the ranch that produce good water quantity and quality.   The terrain consists of wide level areas,  gorgeous building sites,  rolling hills, lush valleys, and superior views with elevation changes from 1,400 feet to 1,800 feet.   There is an excellent road system with approximately 1 mile of paved interior road from the main entrance to the office building and Hacienda.   There are concrete low water crossings and approximately 18 miles of hardened caliche roads with culverts.   Surrounding the perimeter is approximately 11 miles of excellent quality   8 foot galvanized "tight lock" game proof fencing with predator 4-prong barbed wire at the top and bottom.    The tree cover is excellent and most of the cedar had been removed.  Several species of Oak trees abound.  Native trees include:   Live Oak, Spanish Oak, Post Oak, Wild Cherry, Madrona, Elm, Juniper, Red Bud, Pecan and others.  Native grasses are plentiful throughout the acreage, providing adequate food for all wildlife.   There are level terrain areas suitable for development and many building sites with magnificent views.    This ranch sits on top of 4 different water aquifers and there are 5 deep water wells.

Approximately 642 acres have Agricultural or Wildlife tax exemption.  There are 108 acres for business and commercial use.  Most of the land can be developed for housing and would be ideal given the two accesses on Hwy 46 and Hwy 16 and the prime location of only 8 miles to Boerne, TX or 30 miles to San Antonio.  The owner has taken extremely good care of this ranch and a tremendous amount of care, time, and expense has made this into an absolutely beautifully manicured showplace.

IMPROVEMENTS:   The improvements include an 8,000+/- sq. ft. (5,836 sq. ft. ) living area classic grand Spanish  hacienda surrounded by covered porches and is approximately 29 years old.  There is some very nice wood and rock work found throughout the hacienda.   Nearby the main house is a two bedroom guest house with attached stable and storage building.

WILDLIFE:   Abundant wildlife and exotics, including Whitetail deer,  a very nice herd of Elk,  Axis deer,  Blackbuck Antelope, Barbado Sheep, and many turkey.   All are well fed and a well cared for.  According to the owner there is nearly 100 Axis deer, nearly 100 Whitetail deer, and the Elk herd is close to 150.  Flocks of 70 or more turkey are frequently observed.    The lakes and ponds host wild ducks and geese at certain times of the year. A continuing predator control program has effectively eliminated predators.
