Land: The Lazy Eye Ranch has it all on 200 acres of dramatic hills, pristine Sabinal River, and smooth bottom land. Approximately 1,200’ of both sides of the Cypress lined Sabinal River flow through the ranch, deep enough for swimming, fishing, and kayaking. Over 5 acres of fertile bottom land has been groomed into a park-like setting, with large Oak Trees providing shade for BBQ’s and picnics down by the river. Up from the river, terrain rolls with grassy pasture land cleared of most cedar, with Live Oaks and Spanish Oaks thriving. ATV and hiking trails lead to the back of the property where you can take in breathtaking views and sunsets from the 500’ elevation rise. A deep canyon runs through the middle of the property near the residence, adding to the scenic terrain.

Sabinal River: The 1,200’ of crystal-clear Sabinal River flows year-round and is impounded by the low water crossing dam. With a capacity of 200 Acre-Feet, the resulting effect is a deep, wide stretch of river suitable for swimming, fishing, and water for wildlife. The spring-fed Sabinal River originates in the Lost Maples Natural Area only 4 miles north of the ranch. The river was originally named Arroyo de la Soledad, Spanish for "Stream of Solitude." Along the course of the Sabinal River was a well-known Indian trail marked on early Spanish maps as Comanche Trail.

Improvements: Situated 70’ above the river valley lay the 2,400 Sq. Ft.  home designed by architect Mel Lawrence. The design allows for an abundance of natural light and views of the ranch from the wall-to-wall windows facing the South-East. Exposed Cedar posts and beams, dry-stacked limestone walls, and windowed walls give the contemporary home a rustic hill country feel. Constructed in 1998, the 3 bedroom and 2 bath residence provides ample accommodations for family and guests. Rocked fireplaces in the Living Room, Master Bedroom, and the 360 Sq. Ft. screened-in patio make for cozy nights at the ranch. The kitchen features a 4X6 island for prepping food, a double-oven, ice machine, fridge, and dishwasher. There are plenty of built in cabinets in the laundry room and closets for storage and organizing. This home has all of the amenities needed for full-time living.

Outside, there is plenty of covered porches and patio space, with a grilling area for entertaining guests. The carport area is large enough for 2 vehicles, and provides closeted storage space and a covered entry into the home. The well and pump house are located in close proximity to the home for easy access and maintenance, if needed.

Wildlife: Native Whitetail and roaming exotics are abundant in this area of Bandera County. The wildlife on the ranch has never been pressured and rarely hunted. Axis, Blackbuck, Sika, Fallow, Turkey, and Dove habitat this region of the Hill-Country, making for a diverse hunting experience.

Things to Do: Lost Maples State Natural Area is located on 3 miles north of the ranch and offers fishing, hiking, backpacking, camping, and bird watching. This area is known for the spectacular fall foliage, star gazing, and the Sabinal River. Lost Maples Winery boarders the southern boundary of the Lazy Eye Ranch. Opened in 2006, the Winery features wines from grapes grown on-site, with wine tastings and live music nearly every weekend. For large parties and holidays at the ranch, additional sleeping arrangements can be made at the winery next door.

Taxes: $7,424 in 2018 with Wildlife Tax Exemption.
