DESCRIPTION:    A gorgeous ranch with fantastic views and elevations ranging from 1960 ft. to 2260 ft.  Great care has been taken of the ranch over the last 15 years with selective cedar clearing and a good road system.  There is a large variety of beautiful hardwoods all over the ranch.  The draws and hillsides have been left in their native state with a heavier cover of brush and trees which provides brush cover and wildlife habitat for numerous native and exotic game animals. The majority of the ranch is low fenced with high fencing on the south side. 

LIVE WATER:  There are live springs located in the southwest part of the ranch as well as along Slideoff Creek in the east part of the ranch.  Slideoff creek draw extends through the middle of the ranch for approximately 2 miles.  Many of these springs have been flowing even in times of drought.  The springs  provide additional water for livestock and  wildlife but more importantly provide scenic views and recreational opportunities. 

IMPROVEMENTS:  The main residence is  (2,548 +/- sq. ft. KCAD) and was built in 1992.   It features a living room, kitchen, utility room, four bedrooms and 3 bathrooms.  The living room features knotty pine walls and ceiling, tile flooring, exposed beams and a native stone fireplace. The kitchen features upper and lower cabinets, modern appliances, tile countertops, double ceramic sink, and knotty pine walls and ceiling. Bedrooms feature similar finish out  with Saltillo tile flooring and a combination of knotty pine and painted and textured walls.  The master bathroom features both Jacuzzi tub and shower, extensive countertops, and closets. It also has electric, plumbing, ac/heating.  There is also a small metal storage building next to the main house as well that is approximately 200 sq. ft., concrete slab, and a window unit for ac/heat.   Utilities include electricity and telephone to the ranch.  There is fiber optic to the main house provided by Hill County Telephone. Water for both domestic and livestock are provided by 3 water wells on the ranch.

GAME:  There is a fantastic flow of game through the ranch due to the large neighbors, mostly low fencing, and live water springs.   There is a very good variety of animals such as:  Aoudad, Blackbuck Antelope, Sitka, Red Deer, roaming Axis, Fallow deer, and many native Whitetail deer.  It is very common to see flocks of 20-30 wild turkeys at the feeders. Sellers have never leased the ranch for hunting and have been very careful in only allowing family and friends to hunt.
