More information

Land: The Thousand Oaks Ranch gets its name from the abundance of Live Oak trees that thrive on the 52 acres. Rolling terrain with two wet weather creek draws provide lush bottomland with more topography than most ranches in the area. Native grasses cover the Thousand Oaks, which was previously used as grazing land for sheep and cattle for over 80 years. The meticulous stewardship of the land gives the ranch a park-like feel with nearly all cedar removed. There is plenty of heavy cover to pull in roaming game animals from the Live Oak, Red Oak, and Shin Oak tree cover. A road system is currently in place and is suitable for a 2WD vehicle. Large acreage neighbors surround the ranch ranging from 300-600 acres.

Improvements: Edwards Aquifer water well currently fills a concreate pila and tough for the wildlife. Electricity is metered out near the well and provides power to the submersible pump. The ranch is fenced on 3 boundaries with low fencing along the road frontage and high fencing to the West and North.

Wildlife: Free ranging Whitetail, Axis, and game birds roam the 52 acres and surrounding ranches. The healthy population of game animals is attributed to the low pressure of hunting over the last 80 years. With such thick cover from the hardwoods and varying topography, the Thousand Oaks Ranch hunts larger than 50 acres.

Taxes: 2019 Taxes totaled $49 and an Ag-Exemption valuation is in place.
